Quite true. I have one of those properties in 19801 that is roughhhhhh. I think it has some insane potential, and I am ok with a little warzone action. I am very young and have the energy for it. Most people probably have 0 interest in dealing with what comes with that.

My primary residence is in 19805 and it's a very quiet, cozy block. I feel safe with my wife out and about walking the dog. We have another property though, in 19805, that I certainly would NOT want my wife walking around in at night with the pup. 

Wilmington is very interesting, makes it fun. But definitely a good place to learn some hard learned lessons.

Hey there. although you can filter down my zip code, the streets within those zips can be great, or rough. Best bet is to drive these streets during the day AND at night, to get a good sense for what it's like.

I am in the process of making arrangements to install laminate hardwood flooring for one of my tenants. It's something she said she would love to have instead of carpeting, as it's easier to clean. Tenant is happier with laminate floors, I increase the perceived value arguably by making the unit "nicer". The unit certainly has some deferred maintenance, so this will be a great start.

@Jeff B. ... glad you added the note of "per speculation here" because I am a 24 year old Art History degree holder. Graduated in 2014, and I now own 3 homes, work for the world's largest investing firm, and seemingly far ahead of my peers. What you studied in college has absolutely zero correlation to your success post-college. There are some outliers (ie law school, vet school, med school, engineering), but for 80% of the degrees, they are useless.

How you hold yourself, how you push yourself, and how willing you are to education yourself in your free time is what makes you successful. I will NEVER use my degree, but unlike the vast majority of students in college, I loved what I studied. That provided me a lot more free time to educate myself in fields that actually matter (how to manage a checking account, how taxes work, how to be an adult).

Ya, I can see that @Account Closed if you don't perform proper due diligence. I ask this question, because I have the option right now of getting an abandoned property for roughly $10-15k, $50-60k repairs, and an ARV of $125. I know the ARV is incredibly accurate, as we moved here a couple months ago.

Hey everybody... curious about an interesting strategy and wanted to see if anybody does this currently... I am currently 24 years old, have 2 buy and hold properties and I am looking to continue on this path. I want to retire early, so that's the main goal with investing. I don't think flipping will allow me to retire early, so buy & hold is my main focus.

However, I was curious... Does anybody alternate between buy and hold, then flip a house to make a large payment towards principal on their buy and holds? Then buy another buy&hold, then flip, etc...

Anybody see any problems with this strategy, or want to debate some pros and cons? Curious!

Hey @Mark Douglas, learned something worth gold in one of the podcasts, I forget what it is now. @Zach F. kinda touched on it, but wanted to dive in a little more. When you are placing a new tenant and signing al ease in the winter months, it's bound to be trouble for everybody.

Nobody wants to move all their belongings when it's cold outside. Sure, there are people that don't have a choice, but for those who do, they will just wait until the Spring. For you as a landlord, that means it will be harder to fill vacancy. If you place a 1-year tenant in January, you're gonna have to place another tenant next January, which may be a challenge.

Instead, what the podcast offers is: offer a lease that pulls you into the warmer months. If you are placing the tenant in January, offer a 15 month lease, with the month to month option after that. That way, if they leave, you can place a new tenant in the Spring, and you're back on a good cycle.

Ya @Don Harris they actually do. When I am trying to connect with investors in the small state of Delaware and I have to sift through countless of blasted out posts a day about DSTs, it's extremely annoying. Thanks for the tip. Much happier now.

Maybe you don't know how keyword alerts work @Leslie Pappas as I said I HAD a keyword for Delaware, which I have now had to remove it because of you spamming the same exact message daily. Much appreciated. 

Thanks for clarifying that DSTs don't have to do with investing in the state of Delaware, I had no idea..............

@Jay Hinrichs and @Mark Robertson .. it's even more annoying when you live and invest in Delaware, and have it set up as a keyword. Unfortunately, I had to remove Delaware as a keyword because of @Leslie Pappas... Delaware is pretty small, so it's nice seeing other investors here. Sadly, I can't block her.
