Hey everybody... kind of lost and confused as a new "flipper" or "rehabber" and I need some help. I have a completely gutted duplex down to the studs, about 2500 sq ft. I am looking at sub-contractors now for HVAC, and need some suggestions.

I've read and seen that split systems might be best? That way I don't have to do all the duct work too. Is this a better option than traditional duct-HVAC? 

HELP!

I am in the middle of doing a cash-out-refinance of a paid off property I have with Quicken Loans actually.

I'm not asking for 70%+, just need a smaller amount so it's whatever. But I just locked in a 4.75% rate for 30 years which seems pretty legit to me off an investment property

I actually just put an electronic deadbolt on my primary residence to do a trial run. It was about $50-60 for the lock itself, and it comes with 2 hard keys just in case. The electronic deadbolt can store up to X codes, and it has a master code as well so your tenants don't have to tell you their passcode if they dont want to.

This eliminates 2 issues: 1) you never have to rekey again. You just wipe out all the codes and reset for the new tenant.... and 2) you never have to go to their place for a lock out. 

big win all around for a relatively low investment for a long period of time.

@James Masotti Thanks for the advice, I already contacted them and said they are not allowed to give any guidance at all to the public. They are useless.

Update: the woman I have been speaking with says the deceased owner was never married and had/has no kids or siblings. The only blood relatives left are some nieces and nephews. The woman I have been speaking with is the eldest cousin. Not sure if any of that information helps. But of course, like you all suggest, speaking with an attorney is the most helpful. The one I had already spoken with, however, just said she has to open up an estate. So I am curious if that is the ONLY option.

@James Masotti the property was condemned by the city and needs about $40-50k of work. I am rather certain all of them are willing to sell, as they have already spoken about it since we first started speaking. I guess I'll try and make some phone calls tomorrow to try and get some specific information about how the decease'd niece can sell the property.

@James Masotti thanks for taking the time to give some advice, thanks! Very tough, difficult process if you lack the experience. It seems like there are several cousins, which makes it a bit more difficult.

well @James Masotti keep in mind, they may not be familiar with the legal terms and saying "my uncle left the house to my cousin" may just be a way of saying ya, he just always said my cousin has it. 

Who does she prove that she is the next of kin to?

@Eric Armstrong here is what I received some time back from these people:

"My diseased Uncle-in law left the house to my husband's oldest cousin; however, she doesn't want it nor does anyone else in the family"... I've actually spoken with the mentioned older cousin, and she is the one who said she doesn't have the heart OR time to go and open an estate.

nice to see you active on BP also @Eric Armstrong ... not really sure where to go from here. Not sure how you find out who owns it. 

I keep coming back to the fact that the county has the two living individuals I've been speaking with as Cared Of
