@Ralph Pena I don't have access to the MLS but is there a possible way for me to get access to it? or is Realtor.com a limited version of the MLS? I also heard that Zillow and Trulia could be inaccurate? What do you think? I should just start looking on those sites anyways lol. btw thank you for replying, I'm a total newbie!

I plan on wholesaling in San Diego, CA and I need a better understanding of how a contract looks like and what exactly they are saying? How can I increase my knowledge on contracts?

I feel like I understand everything now except for how contracts work and how they are made. I am 20 years old and have never purchased a home. I need contracts for the state of California for wholesaling (assign-tos and doubleclosing), subject-tos, owner financing etc etc I don't know where to start...

@Bill Gulley Do you have any recommended books on these topics such as the principles of RE and understanding contracts?

Currently saving for investments

Recommended to become a REA to get a feel for the industry?

Should I start wholesaling/bird-dogging?

Would love to own a multifamily home so I can live in it for free with tenants
