Definitely Zillow, MLS like Nick said is great for nicer areas. One of the investors I work with had a lot of success putting a nice sign in the yard and directing potential renters through Cozy to apply. If you post on craigslist I would try to set that up to direct to an application link too, unless you want to be getting calls at midnight asking if you're willing to owner finance.

I think that really depends on the area. Some places went totally overboard with the restrictions and their residents weren't too happy. Were they bothered enough to make plans to re-locate? I bet we will find out soon. As for Texas I think this won't affect the major cities too much. For everything I'm involved with in San Antonio we are booming.

I would recommend San Antonio, especially with your military background. It helps when networking with others (agents, property managers, contractors etc) when you have something in common. And I know a TON of real estate professionals here that have a military background as well.

The estimates released by the U.S. Census Bureau focused on cities with 50,000 residents or more.

This is the second consecutive year that San Antonio ranked second nationally in growth in raw numbers in a single year. Two years ago, the city topped the list.

San Antonio ranked third nationally among U.S. cities showing the strongest numeric growth since 2010. The city added 221,092 residents in that time frame. It was outranked only by Phoenix, which gained more than 234,000 people, and Houston, which recorded an influx of nearly 225,000 people in that nine-year period.

As others have mentioned that does sound fairly thin and some of the numbers you mentioned for expense seemed optimistic. Not necessarily a bad buy but there are better opportunities out there.
