Most investors who have a great GC will likely not want to give that info up.

The city of San Antonio has a permit website you can use to look contractors up. If you find recently rehabbed comps in the vicinity of the property you are purchasing, you can take those addresses to the permit website, and look up who is performing the work. You will find their personal name, company name, and cell phone number. This works for general contractors and licensed tradesman.

I do quite a few deals with hard money lenders in San Antonio.

The vast majority I've done have been with Matt Janner, he owns Searcher's Capital based out of Houston and they do quite a bit of business in San Antonio as well. I think I've closed out north of 25 deals with him last year. They have slightly better than average fix-&-flip terms but more importantly a 75% of ARV rental loan that is ideal for BRRRR properties, I haven't seen the same product from anyone else.

Others I know of and have worked with include Easy Street Capital, and Housemax Funding. There are others but these are the only ones I would seriously recommend working with.

I have no affiliation or referral deals with anyone mentioned.

I'm a little late to the party.

What would be the difference in renting a house with a hot tub vs renting a house with a pool?

Also curious on what you ended up doing @Josue Vargas

For plumbing work you would need a licensed plumber to pull the permit, unless you are planning to live there yourself as others have said in certain situations. Should not be an issue pulling the permit now if the new plumbing is all exposed and easily accessible.

If the framing you're talking about is structural I believe you will also need an engineers letter and permit for that.

My experience: Currently nearing the finish line on a full gut fix & flip in San Antonio. We pulled all our permits from the start though.

Hello everybody, 

I've been looking for a San Antonio real estate mastermind for the last few weeks. After quite a few conversations it seems like we don't have one! So myself and a friend of mine are setting one up.

PLEASE NOTE: There will not be any pitching of products or services by myself or anyone in attendance at this group. If you make a genuine connection with someone who can provide something of value to you, that's great! But this is not a sales pitch meeting.

For the place we have chosen to meet, we have comfortable seating for a group of about 10.

The goal for this group is for us to be able to bounce valuable ideas off of each other relating to San Antonio investing, hold each other accountable for goals, and generally motivate each other to achieve more this year than we have in the past.

This is NOT for those who are brand new or just looking to get into real estate investing. We want people who are "movers and shakers" so to speak, making things happen in our community. If you don't have a ton of experience but you are a serious action-taker, that may work too!

A little bit of background on me, I started my real estate career in December of 2019 working for a large wholesale company. Since then, I have personally closed out a total of 52 wholesale transactions. I am currently nearing the finish line on my first fix-&-flip property, and under contract to buy #2, which I might end up BRRRR'ing.

Please reply to this thread or message me directly if you are interested in joining the group. We would plan on having 1 in-person meeting per week as well as 1 virtual call.

After reading your post I have to admit that it does not sound like a home-run deal.

Any way to verify that they actually had multiple full price offers? Some agents will say things like that as a sales tactic.

If they did then I would say it's a safe purchase since you could just sell it again worst case.

Just starting out I would consider MLS (you have to make a lot of offers), working with wholesalers, and checking FSBO websites.

If you want to get advanced you could also try some of your own direct-to-seller marketing, keeping in mind it will take a while (usually 1-2 months +) to see any fruit from that.

What markets are you looking in? I am located in the San Antonio area.

I am currently in a similar situation with this trying to get re-fi loans lined up in San Antonio. So far I've had more luck reaching out to smaller local banks who would keep the paper in house, with a larger direct lender that has higher interest rates as a backup.

Any feedback from people who have shown it? Have there been showings?

They should be able to tell you what the problem is.

If you aren't having showings you might want to make a new listing with professional photos if you didn't do that the first time.

As other have mentioned December isn't usually a great time to sell a house either so that may have contributed to the lack of action.

I definitely would not go with a wholesaler for this, it is tough to sell a property that has already been renovated for full retail price to a cash buyer.
