I just got my license this year and after it was all said and done spent about $2400. Course fee, exam fee, license fee totaled about $400 just to get the license. Then affiliating with a broker meant another license fee, board fee, MLS fee, lockbox fee, E&O insurance, etc etc etc. which totaled about $2k. Then because I chose KW, there's a monthly tech fee.

Just out of curiosity what kind of deal is this?  Are you guys holding with tenants, is it a flip in progress, what is the exit strategy? How much are you both invested at this point and what do you believe the appraisal will come back at?

Not allowing utilities to be turned on is pretty common with bank owned properties. It may or may not indicate a problem.  Problems with the plumbing and electric are also pretty common with bank owned properties ;)

We recently bought a HUD home that was winterized. HUD would not allow the water to be turned on because of a known issue in the pipes. As the buyers agent, I had access to the property condition report so I knew what the issue was. If you saw this listing on a public site, there's a good chance the MLS has documents outlining any major issues with the plumbing - you'd need an agent to access though.

We also couldn't turn on the electric because the home had been vacant so long that it required pulling permits from the town, etc etc etc... I had a hard time finding an inspector with a generator,  so we just did a home inspection as best we could with the electric off.

Well - demo went pretty smoothly this weekend.  We have our encountered first absolutely unexpected cost - YAY!  

Took the two first floor walls down to studs in preparation for our carpenter to put up support beams and remove the framing.  When we exposed the first side of the chimney brick we see that its in really bad shape.  (I don't know why it never occurred to me that the brick under the plaster / wall would be deteriorated.  Duh!  Newbie oversight!)

Yikes.  The old mortar is yellowed and comes out with no effort whatsoever.  I think we'll have to get the entire thing repointed. I understand this could be an easy but time consuming task for an experienced mason.

Any one want to chime in with any suggestions or their own experiences?

The answer to your question depends entirely on the variables of your deal and how much of your own cash you have..

The "easiest" way by far is going to be a regular ol' bank loan, but you are going to need cash for closing costs, down payment etc ... and you'll need a good credit score and low DTI.

Oh, and I definitely surfed Bigger Pockets (that's working right?) crunched numbers, updated budgets and reviewed estimates that came in this weekend while it was on.

Katy Perry really raised the bar on halftime show kitsch.

Really just sick to my stomach about the last 30 seconds of this game.  Of the 32 NFL teams, the Patriots are my 29th favorite team.
