I have clients who are closing on their home in 10 days.  Their lease isn't up until April 30th.  They wanted a later closing date, but when it came down to it, they wanted the house more :)

They are prepared (and legally obligated) to pay both rent and their mortgage for April.  I have the feeling they'll be moved into their new home by the end of February.  

Is there any chance they could negotiate handing over the keys much earlier than April 30th in exchange for a partial discount on the months rent?  Give the PM 45-60 days head start at getting the place rent ready in exchange for a 25% or so discount on what are obligated to pay?  Would that be attractive to the landlord at all?

They are in a large apartment complex with a property management company.  I'm sure this lessens the chances greatly.  But is there a chance?

definitely add him as a user to any of your good standing accounts -just don't give him a card 

Wouldn't recommend cosigning on an auto loan unless you are willing to make the payments if he ever hits hard times

The sentiment behind "Live like no one else would for a few years so you can live like no one else can for the rest of your life" does not apply to those who drive leased BMWs.

I think you guys could benefit from a more general financial awareness, not just one necessarily focused on REI. Maybe listen to some... omg I can't believe I'm about to say this...  Dave Ramsey ... or something...

I respectfully disagree with the "get out now, this is too big" comments, but then I have a very low - nearly non-existant - aversion to risk ;)

You have your lead, you know what you need to do, go for it!  You can do it :)  If you need to accurately estimate repair costs then get permission from the seller, walk the property with 3 general contractors and get their ballpark.  Decide from there based on what they say.  Picking a "huge" number out of thin air is about accurate as throwing a dart at a board full of options while blindfolded.
