It sits in a bank account at a credit union.  Their dividends are barely higher than big banks.  I cry every day that it sits there earning a piss all return but if we are planning something in the near future that I need it liquid for, I don't have much of an option ;)

I'm interested to see what other folks say here, because my dad has also expressed interest in investing through us.

I think it's important to consider what you both want and find the win win.  Does he want a short return? Would he rather get a higher return over a longer period?  Are you guys in it for the long haul together or are you looking to cash out re-fi in a year and pay him back?

This too shall pass.  There are plenty of not-book-smart agents who were able to pass the course ;)  You can do it too!

I also struggled a little...  I had to take the course exam FOUR TIMES.  All it did was prepare me even more for the ACTUAL state exam..

Once you get your license, ITS SO WORTH IT. Walking through any MLS listed house at the drop of the hat has been worth it's weight in GOLD. Don't let a little math problem get you down.

Congrats!  There are pros and cons to KW...  they have monthly fees but they have a great commission split, excellent educational tools and more.

Looking for someone local to work physically in Denver?  What about relocation?

@Kyle Gregg Glad your experience with the folks there has been a positive one.  They truly are a wealth of knowledge.  I wouldn't be where I am credit-wise without them.
