Interesting situation on mine.  During the due diligence process I found out that the 5th unit didn't have a certificate of occupancy, so legally I couldn't rent that apartment.  It is the exact same layout as the other 4 apartments and has 2 egress points in it so I'm not sure what the hold up is on the CO for it, but that enabled me to not get a commercial loan, because the City of Cincinnati considers it a residential building.  House hacking so far has been going great.  I recommend it as a great way to get started in investing.  You're on site everyday and learning about the property and learning different skills that can help you in future properties.     

 What a curious, interesting thing! I'm very happy for you that it is going well thus far and you're enjoying the process. How has the experience of being a landlord been so far?

Welcome Paul! I'll be relocating to Cincinnati soon for my job and am considering house hacking and then branching out and acquiring a few more MFH properties in Cincinnati. Looking forward to your analysis and good luck with your first offer!

Hi BP Community! I'm relocating to Cincinnati soon for my job. I'm interested in house hacking a 4-plex upon relocation but I've heard Cincinnati is very block by block on what is considered a good area. Is there anyone I can network with that would be open to being my boots on the ground so to speak? I've even identified a few properties on the MLS that I'm somewhat interested in but have no idea if the areas are recommendable for actual house hacking.

Any advice welcomed!

My husband is Active Duty Navy so I travel a lot, but I visit Memphis often. I work in OH, though that isn't very far flight or drive wise. As long as we plan for it, I'd be happy to meet up sometime!

As a fellow newbie, my best advice to you is:

1) Decide what your strategy and REI niche will be

2) Thoroughly read everything that pertains to your vehicle/strategy and niche here on BiggerPockets

3) Ask meaningful, detailed questions and use the search function to see what other people have already posted about things that interest/confuse you

4) Read the blog...there's so much information packed into this website to quickly get you up to speed

5) DON'T RUSH into a deal

I'm super excited about REI too and the potential it has as a powerful financial tool while adding value to local communities/economies. Nevertheless, I realize there is a steep learning curve and rushing isn't to my benefit, especially long term. YES I do believe very seasoned investors could/should invest in these opportunities or questionable areas that will/may be going through revitalization because they are more likely to the:

Resolve- To keep going when everything around that particular investment fails, because they have experienced failure before/or a bad investment before. Always plan for the best but be prepared for the WORST - Beginners are not prepared for the Worst!!

Here is the difference I am not scared because I Believe in Myself and my Team!!

Also, 2) Personally, what allows you to be comfortable investing in these types of areas if/when many investors may be uncomfortable doing so? LOL!!! Very good Question!! I was born and raised in these types of areas that many investors are uncomfortable investing in and many investors will tell other investors not to invest in because they will fail. I attended an HBCU-Lemoyne-Owen College in the middle of for lack of better words the hood/ghetto 1997-2001 right across the street from the projects Lemoyne Owen Gardens. I guess you can say I am a product of the inner city and I don't mind living, investing, and giving back to the inner city to revitalize my community her in Memphis Tn. At the Same time make a VERY NICE Profit, ROI, CAP Rate, etc etc etc..

I hope I answered your questions, let me know if you have any more questions or concerns... Keep your head in the game REI is a marathon not a sprint you are doing great by asking questions and learning..

Thank you for taking the time to thoroughly answer both questions Derrick! That does indeed help me wrap my mind around things a bit better. The more questions I ask and the more I learn, the more I realize REI is indeed a marathon and long game! If you don't mind, can you comment on finding quality, reliable tenants for RE property purchases that are in questionable areas or that are in the midst of revitalization changes?
