I would offer to have cameras installed, but I would be careful about you having access to the feed.  I would be concerned about privacy concerns, and you should check with an attorney.  I would probably do an old school camera with a traditional monitor because as tenants leave you have to ensure they give you or reset the password if you have an internet based system.

Yeah I'm definitely not looking to have the feed myself. It's for the tenants to use. So far I'm considering something like a ring doorbell cam, but I would have to ask them to unlink the unit when they leave. Not sure if there are better systems out there fit this purpose.

Try Stessa.com?

I'm currently trying Stessa. It is still a US based tool but so far it is good.

Hi everyone,

I have a property in a rough neighborhood, to the extent my tenants were scared of opening the front door when I knocked. I'm looking for some help on how I can potentially increase their sense of safety. What I would like to do is to install a security camera/floodlight combo (like a ring camera) for my renters to use. I don't know if there are any options out there where my renters can have the ultimate control while they are there and I can take over the system when they move out. Any help would be greatly appreciated!

Hey Stevo, thanks for the reply. Yes send me the link please, is there any books you recommend to get started, besides rich dad poor dad.

i'm in the Montreal,Qc. I want to get started in in house hacking my first property and move on, my biggest question is about financing and other creative financing ways but all bit confusing. There's so many different information out there, like that while subto thing and i'm not sure what applies to Canada or US.

I will DM you the subreddit.

Hi guys im new here. I am lookking to get into the space but all information i find is all on US market/house/etc.  Does the same principals apply in Canada? where could i find information on this?

Thank you

Lot of the principles apply! BP is a great resource for real estate in general. Some of the general 'rules' such as the 1% rule is very hard to achieve in Canada. I'm looking to build a bit of a Canadian community just using reddit for now, I can link you if you are interested. Welcome to real estate investing!

I'm in Calgary, love to connect with you guys. I want to get a group together for Canadian investors to communicate and share knowledge. Started a subreddit the other day, let me know if you guys are interested in joining. Nothing in there yet, but I'm hoping to get it started.

Hi Stevo, could you please share the link to the subreddit. I would like to join as well. Thank you!

Hi everyone,

I'm on the hunt for a property management tool for small-time landlords (2 to 5 units) in Canada. A lot of the suggestions I saw were all US-based solutions and don't always include Canadian data (locations, etc). Does anyone have any suggestions?

The utilities are in my name, main floor pays 60% basement pays 40%, I send them the bill at the end of each month with how much they owe, it's worked really really for me with all my tenants

Cool, I don't have a split rental situation and always wondered how that would work. Thanks for the information.

Yes and I have for 10 years, not $500-1000 a door but $500-1000 per house. All my rentals have basement suites and one has basement suite+garage suite

Gotcha, how do you deal with like utility in those situations or are the suites separately metered?
