Huntsville population boom leads to demand for housing that city can't meet yet

Huntsville is the biggest city in Alabama. It's also the largest-growing city in the state.

City planners said more people are moving to the area, thanks to major companies like Mazda Toyota Manufacturing, Facebook and Google coming to the Rocket City. That's causing the housing market to skyrocket, but there's a major problem.

"There's just not enough built housing on the ground right now to satisfy the demand that is here and coming," said Dennis Masden, manager of Urban and Long-Range Planning.

@Stephanie Gothart the first thing I look for when clients want to investigate short-term rentals in the Huntsville area is whether or not there is an active HOA for the neighborhood. All newer communities will have restrictions on the length of rental leases, either 6 or 12 months. Many active HOAs are amending their CC&Rs to add these restrictions. If you set up in a home not covered by an HOA there's a better chance of not being reported. I think our market is more suited to the short-term workforce market than a traditional vacation/destination retail. You should purchase property that will perform if it has to be converted from short-term to a traditional rental.

Rocket city doesn’t intend to give up its title.

“Huntsville will continue to be a really important place for space in many regards, obviously on the propulsion and launch vehicles side of the house,” said Mike Ward, Huntsville Chamber of Commerce senior vice president for government and public affairs.

Huntsville is home to a Blue Origin engine production facility, Aerojet Rocketdyne’s rocket propulsion manufacturing facility and Dynetics work on NASA, U.S. military and commercial space programs. NASA’s Marshall Space Flight Center manages the Space Launch System and coordinates International Space Station experiments from Huntsville. Local employees also develop space station environmental support systems, manufacture space modules and perform space-based research.

“All of those things make Huntsville relevant today and relevant tomorrow,” Ward said.

In nearby Decatur, Alabama, United Launch Alliance manufactures Atlas, Delta and Vulcan Centaur rockets. Also nearby is U.S. Army missile development and testing at Redstone Arsenal.

@Richie Thomas @Jessie Kristie There are some builders who will sell to investors and my recent experience has been a $400/$500 actual gross positive monthly cash flow. Of course, your numbers for management fees, CAPEX, etc.. will reduce the gross number. but it should still be positive (CAPEX on a new build should be very low). The area in Hazel Green/Meridianville is close enough to all of the major employers in the county and the schools rate pretty good too. The advantage of using a new build, when available, is a first-come-first-served environment instead of the multiple offer pay over list market in resale product.

We're weak on multi-family. Haven't built any in thirty or forty years. Our sweet spot is SFH rentals. With immediate positive cash flow and a conservative 35% appreciation over the next five years, this category should produce total returns in excess of 15% per year.

Americans are moving from large metro areas to lower-density states as they adapt to lifestyle changes amid the coronavirus pandemic, according to the 2021 National Movers Study from United Van Lines.
