@Richie Thomas @Jessie Kristie There are some builders who will sell to investors and my recent experience has been a $400/$500 actual gross positive monthly cash flow. Of course, your numbers for management fees, CAPEX, etc.. will reduce the gross number. but it should still be positive (CAPEX on a new build should be very low). The area in Hazel Green/Meridianville is close enough to all of the major employers in the county and the schools rate pretty good too. The advantage of using a new build, when available, is a first-come-first-served environment instead of the multiple offer pay over list market in resale product.

@Bruce Lynn Lots of great paying jobs here. Take a look:

Local employers with 1000+ employees (in descending order).
US Army, Huntsville Hospital, NASA, Huntsville City Schools, Boeing, Dynetics, SAIC, Madison County Schools, City of Huntsville, Northrop Grumman, University of Alabama in Huntsville, ADTRAN, Polaris, Toyota, Hexagon, Alabama A&M University, Crestwood Medical Center, Madison County Commission, Science and Engineering Services (SES), Madison City Schools, AT&T Alabama

We're weak on multi-family. Haven't built any in thirty or forty years. Our sweet spot is SFH rentals. With immediate positive cash flow and a conservative 35% appreciation over the next five years, this category should produce total returns in excess of 15% per year.

Unfortunately, since we've been on every Top 10 list over the past few years, it's hard to find any hidden treasure.

Now Alabama’s largest city, Huntsville’s military (Redstone Arsenal), space (NASA), telecommunications (ADTRAN, AT&T), biotechnology (Hudson Alpha), diversified manufacturing (Toyota/Mazda, Polaris) and a variety of emerging specialties provide challenging work (#5 Best Places for Career Opportunities) in delightful surroundings (#3 Best Places to Live in the US). The area enjoys a favorable cost of living (#1 Most Affordable Places to Live in US) and quality of life. Mountains, lakes, woodlands and the Tennessee River accommodate numerous recreational activities. A temperate climate enhances the season for outdoor sports, including world-class golf, hiking, biking, and fishing. Major concerts, Broadway and symphony performances, extensive permanent collections and traveling exhibitions contribute to a wonderful way of life. All of this makes Huntsville/Madison County the #10 Hottest US Rental Markets.

Let me know if I can help with some local investments.

Here's where Americans moved to — and away from — in 2021

Here are the top states people moved to and from last year

By Erika Giovanetti Sponsored by Credible - which is majority owned by our parent, Fox Corporation, and is solely responsible for its services.

Americans are moving from large metro areas to lower-density states as they adapt to lifestyle changes amid the coronavirus pandemic, according to the 2021 National Movers Study from United Van Lines.

The annual study, which has been conducted for the past 45 years, tracks the moving company's user data to determine state-to-state moving patterns. It found that Vermont is the state with the highest percentage of inbound moves (74%), while New Jersey has the most outbound migration (71%).

With 2021 behind us, it’s time to think about fresh starts, whether that means small changes or a complete life overhaul. For many people, finding a new or better job will be a top resolution.

The jobs market made quite a bit of recovery in 2021 after it took a major hit during the COVID-19 pandemic. According to the most recent jobs report from the U.S. Bureau of Labor Statistics, the national unemployment rate is 4.2%, far belowTest the high of 14.7% seen during 2020. Many companies are now actually facing a labor shortage, which puts peoTest ple looking for jobs in a position of leverage when it comes to negotiating their compensation and benefits.

College graduates from the Class of 2022 should expect to see a big boost in hiring compared to the previous class, according to the National Association of Colleges and Employers. Employers plan to hire 26.6% more new graduates from the Class of 2022 than they did from the class of 2021.

Ultimately, your luck of finding work depends largely on location. To help you with the job hunt, WalletHub compared more than 180 U.S. cities across 31 key indicators of job-market strength. They range from job opportunities to employment growth to monthly average starting salary.

@Michael S.No, I haven't seen that yet. I am familiar with an older townhome community that prohibits any rentals. I don't see how that would hold up if ever challenged.

@Michael S.almost all of the newer subdivisions have a 6 month/12 month minimum lease term in the HOA CC&Rs. I think you'll see most of the older (still active) HOAs without that provision attempting to amend the CC&Rs to include it.
