If your parents have lived there 2 out of the last 5 years they do not have to pay any capital gains tax on their profit.

Do you have the bathroom properly vented with a bathroom exhaust fan or window? If there is an exhaust fan I would consider having it wired to turn on with the bathroom light. If you just have a window, maybe you just need to educate your tenant about moisture issues. I wouldn't charge them for the mold unless it's an ongoing issue. It should clean up pretty easily with some bleach or moldex and a new $3 liner.

I use cozy.co also. I love that I can put the direct link to the property I am renting out right on the rental application and potential tenants can apply online. I use their credit and background service and have been satisfied with the results. The online payments take about a week to get into my account but I receive an email when the tenant pays. I plan to continue using them in the future.

It's really not a bad neighborhood. It's more of a tenant problem. I bought the place from a tired landlord and inherited the tenants. There has definitely been more drama than I care for:)

Try a small home town bank or credit union. The small bank I use only requires that the county show you as owner on the title. There is no seasoning period with them.

 Ha Ha! It must have been! This was a fairly new insulated garage door that the previous owner had installed right before I bought the place. The knife stabs were about 3" long and went all the way through. I told my tenant to be careful. The guy he owes money to is clearly nuts or high!

@Joe Splitrock I wholeheartedly agree. Something very shady is going on. Their lease is up at the end of April and I have already talked to them about finding another place. After I bought the place and inherited them as tenants I looked up their facebook pages and knew right away I was in for some fun:)

I found out a little more of the story today. Apparently the boyfriend was trying to pay some money back to "some dude" and the guy started threatening him. Later, "the dude" texted my tenant and told him to look at his garage door. I guess he was was trying to send some sort of message. 

Gotta love the high these high maintenance tenants:)
