Thanks Rob and Jonna for your valuable info concerning inspection addendums. I am wondering if anyone has flipped a property using the ugly house people as investors? I talked to a contact here in the twin cities and they seemed motivated and also stated that they don't care how much I make on a deal as long as their numbers match. One of the reasons I ask is that I am using an agent to make offers for me of course they are usually 80% of the list price on properties that need minimum repairs and lower for properties that need more. Has anyone made money on a flip with them? They said they work with investors all the time. Maybe I answered my own question.

Steve, Your a genius, and thanks I can see that. And as far as real estate being simple, Frank you might want to rethink that. Don't be surprised if the next road block for investors is assignments are illegal. Already I see complaints in certain parts of the country finding closers that are investor friendly is a problem. That thanks to Steve is one way to solve that problem. It's called foresight !

When you have an inspection addendum are you required to have a professional or contractor inspect the property in order to cancel the contract. Especially dealing with reo's.

Is there a way to do a contract assignment from your LLC? Well and you obviously use your LLC to purchase. Some guru was trying to sell his product claiming there is some little known way to do this assignment from your LLC.
