Thanks @Logan Drew I will definitely follow your advice. Sad to see so many scammers. Wow!  I know there are good business people out there just like the majority of people here. So I will continue seek them out.

have a property under contract that happens to be my first. I started out wholesaling because lack of capitol. As many before me. So my experience is somewhat limited and thanks to biggerpockets and other knowledgable people I have been fortunate. Thank you to all! My question for this form is concerning first private lenders. I have a presence on linkedin and also connected investor. I have been appoached on both forms by some calling themselves private lenders. For the most part they all have some form of upfront fee. Whether it is application or loan origination they all ask. As a loan officer the origination was always rolled into the loan. I refuse to send money to anyone that will not include all fee's as a part of escrow. I have a very good investment opportunity in a rehab. I want to know how I can tell if a lender, private is legit, or if anyone can direct me to one that I don't have to be concerned about getting ripped off. Thank you

Dev, Roland thanks for your input much appreciated. Yes Dev I get it and I had agents use a template to make offers in abundance less work on them, But yes competition is strong hope that using search criteria using mls will be helpful and quick response with the numbers game will help.  But yes I get it, off market deals are more promising and less rubber burned in finding deals. Hopefully any method will show promise in getting a deal done. I will then have some capitol that will provide some options for marketing. Thanks again guys.

I have been using agents to make offers on the mls. I am wondering if anyone else uses agents and what kind of success they have had verses going after off market deals? Should I focus more on off market deals? I am just starting out, not much capitol, and need to close a deal asap to be able to use other marketing techniques.
