what are you guys doing to field your calls from your marketing efforts?  We are hiring an employee with a script.  Asking them why they want to sell, what they want to happen, and the property specifics.  So we can then analyze the data, view the property, and make an offer.  We do this because we work and cant answer the phone. 

What do you guys do?

@Jason Bott  I just own the property.  we hire GC's to do the work.  I rarely ever even step foot on them.  What kind of insurance do i need?

Hello,

I am looking for either  a program or a website. 

It will allow me to outline neighborhoods.

It will allow me to attach info to the neighborhood.  In my case, its going to be whats selling per square foot.  Id also like to be able to list key data like absorption rate.

We are flippers. Currently we do a CMA on each property. Id like to be able to see the pertinent info at a glance and update my numbers every so often so we can move quicker.

Who can you recommend?  I had my project manager look for someone and she says companies keep giving her the run around, so I thought Id come to the fine people of BP.  We operate out of San Antonio, Tx if that matters.

What does this mean?  Im going through agentpro247 and sorting by properties in foreclosure.  When it says its owned by the bank, does this mean its the banks now so I shouldnt be sending mail?  Does this mean the process has started and I should still send mail to the listed address?

@Chris Heeren  must be a by product of you sourcing your deals so cheap.  our properties we source with a 1% rents to price ratio give us about 4k of additional deductions per door we cannot access as we arent taxed as real estate professionals yet.  

Could you give us an example of the numbers of one of your properties youre paying income tax on?  The idea is cray cray to me.
