Hi all,

I'm interested in obtaining a HELOC on my mom's house under my name. She is the owner of the property, but I'd like to maximize the amount approved and minimize interest rates since my financials are superior.

Strategy guarantees rent and repairs for the first 6 months. I have this property for 6 months so far..3 months rent from strategy and 3 from the tenant. Rent exceeds 1% rule.

No repairs or major expenses so far.

How was your experience in Detroit? What do you like about it? Where do you think the city is heading?

Hi Everyone,

I am looking to househack in Texas, mostly looking at the DFW area, but am open to other cities as well. I'm looking into purchasing a multifamily house, but most of the multifamilies on realtor.com or other mls websites are sold as half-duplex. What is the reason for this? It seems to me that it would be more profitable and easier to manage if houses were in multiple units as opposed to one.

Wow this is a very informational post, as a newbie, this is very helpful to see both sides of the argument. Thank you @Erik Nowacki for expanding on both sides. I am still confused on how Swanny would lose his shirt if the cap rate increases. Can you expand on this? Assuming cap rate increases, the NOI would increase, so wouldn't he be making more money?

I'm waiting for hospital credentialing right now and reading Brandon Turner's book. I worry that I will not be able to be the best provider if I divert my attention to real estate and vice versa. Do you have any advice on keeping up with effective practice while learning real estate investing?
