Hey @Christopher Owens,

There are definitely investors in the area making it happen with rentals. I am house hacking a duplex myself that was purchased with a VA loan and currently looking for a fourplex to do it again. If you are looking on market, you really just have to be quick to jump on a deal in the area since everything is pretty competitive still and it is kind of difficult to find cash flowing deals listed on the MLS.

For off market, there are entire corners of the interwebs dedicated to finding off market deals. It is not always possible to acquire off market using VA loans or other conventional financing though. I haven't been marketing much in the area too much recently, but I found off market deals via driving for dollars and contacting the owners via cold calls and mailers.

@Austin Works how are you finding properties to rehab there? are these MLS deals? or are there active wholesalers in the area?

Hello everyone. I am currently living in in the pacific northwest, but originally from Downslville, LA. I am a newbie, but put putting a lot of effort and action into learning who to wholesale in the local area in Washington, but would love to also invest in the West Monroe, Monroe, or Ruston, areas at some point in the future. Are there any active investors here?

Hey Aaron. Fellow Kitsap County newbie here. I have seen a few deals come up on the MLS that have been pretty thin, but the numbers work. These usually get snatched up pretty quick by hungry cash buyers. I have been using my time and energy over the last couple months to learn how to find off market deals where it is easier to obtain discounted properties.

It is strange times in our world and we will very likely be entering an overdue recession period leading to greater inventory, fewer people looking to buy, more motivated sellers..etc. From listening to seasoned investors - this is the time to get your strategy, systems, and education in place and focus on buy and hold properties with solid cash flow. I wouldn't necessarily wait, but keep pushing forward as much as you can during these uncertain times.
