Is HAR, Houston Associatoom of Realtors? Thanks everyone for responding and providing recommendations on good Houston neighborhoods! Wouldn't almost all out of state investors get a property manager? Are property manager rates usually 10% of the rents?

I guess I am too ambitious and expecting too much... Thanks everybody for the honest feedback and recommendations! Is it hard for an out of state investor to buy, rehab and then rent? I'm a big proponent for the BRRRR strategy, and know a lot of investors do this (even when they are out of state) but didn't like rehabbing a place when i can't be there to manage.

Is it just me, or are there other investors out there that want to buy cash for properties out of state, and want a tenant living there already to immediately cash flow? And then to cash out refinance (or HELOC) and then buy another property?

Which neighborhoods and what areas in/around Dallas should I invest? Looking for good cash flow, good cash on cash return and looking for properties around $100k - $250k. Would like an SFR or multi-property (if thats possible?) that already has a tenant living there long term and built after 2000s (not a hard requirment). Also areas around the Amazon office looks good? Can pay with cash but may refinance after purchase. Any suggestions or tips? Thanks!
