Best Dallas neighborhoods to invest - out of state investor

Which neighborhoods and what areas in/around Dallas should I invest? Looking for good cash flow, good cash on cash return and looking for properties around $100k - $250k. Would like an SFR or multi-property (if thats possible?) that already has a tenant living there long term and built after 2000s (not a hard requirment). Also areas around the Amazon office looks good? Can pay with cash but may refinance after purchase. Any suggestions or tips? Thanks!

@Steven Ha Unfortunately, Day 1 cash flow properties in that price range (especially 2000's) don't exist. I would look at some of the options in North Oak Cliff. There are some income producing properties that need work but priced in your range. 1920-1960's properties.
