I know this is an older post , however i am curious to see what the outcome was.. were you able to start flipping here, or did you give up..I would be more than happy to source properties for you, it has been a while for me but am looking to get back into it. I am in Red Bank and am all over the area everyday . I see abandoned/distressed properties all the time , but I have no buyers anymore nor the captial to do the deals myself. If you are interested please let me know.  I also have a line to a great contractor who has been doing tear downs or lot purchases and putting up beautiful modulars doing quite well..

I am privy to a pair of lots that I can secure for approx 40K less than other lots on same block. I am looking to put together a proposal for investors for financing the purchase of land and build. There is also possibility of having owner hold note on land until after sale , with downpayment and monthly payments, any advice suggestions on structure is highly appreciated.. and a template even more so..

I am actually asking this for my parents.. Here is the dilemma , They want to claim BK (chap 7) to wipe out the deb they have.. since neither are working now. Problem is a few years back.. maybe 7 my grandmother turned over her house to them, its owned free and clear. currently my sister and my grandmother live there. I am concerned what the BK court will do with the house if they file... What is the best way to protect this. My thought was turn it over to an LLC with all 3 parties as owners. BUT not quite sure if there is a seasoning time where the BK Court wont be suspicious.. and it wont be protected..

Any ideas?  Thanks all in advance..

What a shame.. sounds like that will make life very difficult for people here.

Due to my bank not accepting any reasonable short sale offers presented . I am forced to rent.. and there is slim pickins in my area (good market if can find affordable enough places).. So we finally found an amazing home and even met the owner who loved us.. and told her realtor that she wanted us to have it... long short... when handing over checks lansdlords realtor informs us that the owner's bank will no accept a rental (she is moving and trying to buy another house).. that she has to sell it... I am looking for a solution for her.. I find it hard to believe she cant have an income property.. and her own home!... Any solutions?...

I am looking for someone who has experience in land development. I would love to see this happen and could use it whilst we build our REI business.

NUTSHELL:

PRIME.. and I MEAN PRIME property for sale in my neighborhood.. waterfront and has approvals for 13 homes.. now my 'idea' is a bit out of box.. and would entail some dealings with town. I am looking for a partner/mentor to see if this is feasible and if so move forward with me. I would like to know things like if there is a way to lock it up with minimal money or none.. in order to start the process with the town on approvals for my goal.. as it is with price they are asking i think that the 13 homes may be too little profit for money investors. If there is anyone who maybe be interested please contact me..
