@Loan Tran one play would be to keep maxing, taking advantage of lowering your taxable income, until you find a house you want to buy then take out a loan from your 401k to buy it. Pay yourself back with interest.

A crash can be great for us REI debtors. I remember the last one, property values dropped, taxes dropped, interest rates dropped so we were refinancing our properties to 15yr notes and our monthly payments actually dropped! Win win win ;)

Yeah, I have a similar existential crisis every day. I like to listen to THE MINIMALISTS Podcast. It helps me put things into perspective. If my REI journey starts to bring me more headache than joy, it's probably time for me to move on. Right now I'm approaching 50/50 Lol. Happiness and health are better than any amount of REI success in my opinion. Good luck my friend :)

I’ve heard all the pros and cons but i think extra education (especially in a field you want to thrive in) is always a great idea. You may try it out a while and decide you don’t like it. Or you may end up loving it. Either way you’ll probably meet great people in the industry and make friends with amazing agents who will help you in the future. You land 1 pocket deal and it’ll more than pay for your license ;)

Yeah, I was looking to buy in S. Padre, the numbers were tough. You'd be praying to break even each year, but soon as you add the stiff HOA fees and assessments, you're underwater quick, no pun intended. Pluse, banks don't like financing beach condos, so it's a big headache. I think subleasing might be the best way to get your feet wet.

So is this book an indicator that a fire sale in real estate is coming? :’o ...the bubble’s about to pop, time to jump ship??
