    are these like the Fortune Builders where they just want you to pay $30K for their business model or is this actual investors sharing tips and ideas?

    no, they have monthly meetings, that tend to be infomercials but you can mingle and meet other investors.  at the meeting I attended there was a portion of it dedicated to showcasing difference vendors at tables (bankers, hard money lenders, professionals, construction companies etc.
