Quote from @John Warren:

@Tayo O. what we normally have done with our clients is try to negotiate a credit up front. Even if we have to go over the list price to get it, this helps a first time buyer not come with as much cash. For instance, on FHA multi units you can negotiate a 3% credit which offsets the 3.5% down. We recently helped a client close a four unit where he only brought like $500 to the closing.

did u add more money to the deal in order to do that? curious is why im asking

For my RE Vets. When building your bathroom for retal property, is an actual tub required or are standing showers alright? Will not having a tub take away from value?

Quote from @Zach Shepard:

Hey @Byron Turcios we source off market deals for investors here in Chicago, aka wholesale. We work w/ rehabbers, landlords, developers and house-hackers. We also see a lot of other off-market deals. Shoot me your info and we can get you signed up on our buyer's list. Or check out our website in my bio.

Add me to that list
already have this in my calendar

@Alicia Marks We were just going over this in my office on Friday. I offered to let someone in on a small part of one of my deals, or if he wants to at least follow the deal from start to finish so I can explain the reasoning for each step along the way. I think a big part of it is just not actually seeing it done.

Another issue is the shiny object or "if you chase two rabbits you'll catch none saying" when people start looking at way too many options rather than just focusing on one deal.

Either way, I would try to just educate and coach people as much as possible to get there courage up but it is very tough to get people over analysis paralysis sometimes

its awesome that u would do this for someone whos green. Respect all the way sir.
