truthfully were still pretty close to the lower end of the interest rates. just because u didn't get the absolute bottom doesn't mean its not a good time. if you like the home id say its def a good time to buy and at least build some equity while we wait for things to get back to normal

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $500,000
Cash invested: $23000

2 Flat with a garden in the Forrest Glen/Mayfair area

What made you interested in investing in this type of deal?

Was off-market, the numbers made sense and it cash flowed. plus only needs cosmetic work

How did you find this deal and how did you negotiate it?

Agent knew the seller.

How did you finance this deal?

FHA with a 10k credit

How did you add value to the deal?

remodeling kitchens and bathrooms along with new paint all around

story seems like a win to me sir. congrats on the score

i think the parents idea is feasible a long as you iron out all the details beforehand with them. listing all the pros for making this happen and how it would benefit everyone involved not just u. Theyre at a stage in life where letting you worry about the home would probably make their lives alot easier. its def a conversation that you could have. Even if pops cant do VA he could do FHA no?

 I appreciate this post. But to chime in, I've read books and listened to podcasts and watched videos in regards to real estate and all of them were low cost and easily available. However I think the best teacher so far was going to investor meet ups and talking to folks and asking those questions that are boggling your mind. The ones here in Chicago that I attend are free and I'm sure they have free meet ups in most other places. On top of that I started to interact with people in the life and a simple dinner or grabbing a drink will be a course in itself. Many ways to learn without having to shell out thousands of dollars imo.

My first Landlord (retired German couple, in Germany) would knock on my door when I got home and tell me I needed to clean the bathtub. I started bringing him some liquid favors on occasion. He stopped complaining and his wife started doing my dishes. True story.
