I would suggest using postlets.com, its a free service and markets to all active tenants looking for apartments. I would also sugest investing in high quailty photos and give a detailed description of the area so people have a better understanding of your rental. Picture yourself looking at your post, would you move in there and why ?  hope this helps

and to add to that, if the numbers work and you casflow is still positive go for it. If not and your close to breaking even, let  them get thier own service. hope this helps.

Yes its a great incentive, and is it really high speed, are you paying for high speed ? or is it standard wif? regardless adding cable and internet would be a great incentive for the teneant espeacilly if you have competition and rent is not too much of a difference from your competitors or similar rentals in the market.

Hi all,

I have a question that I have been trying to figure out myself but haven’t managed to find a real answer. I recently starting gathering my business plan for a wholesale campaign. I began by driving for dollars and writing addresses down in my neighborhood that could be a potential deal. The majority of the "vacant" or "distressed" had a red sign on them which means they are banked own. My question is Do I still direct mail to these properties? Or now that the bank owns them I won’t be able to do deals with those properties? If anyone can give me an answer or an alternative, it would be highly appreciated.

So i am defiantly going to house hack my first property, I want get and fha loan and buy a 4 plex. However i don’t have all the money for it rn. I just got my re license and will begin working soon, the money i would make in commissions would go directly to my investments, i know in the beginning it might take a while for me to start making money, maybe not but i really want to own a 4 plex, like now lol. In September i will enter my last year in college and I’m only in $2,500 in student debt after 6 semesters. Although most of my tuition is covered by state grants I have an option to take out of loan for about $6,000 that I don’t have to start paying until I graduate. I would probably use this for my 3.5% dp or just for renovation once I do own the property. I see it as i barely have any student loan debt and compared to some of my family members who graduated with 40k in student loans, at least I would be invested it not spending it or be in debt and jobless. Just wanted to see if anyone did this before, your opinion or advice. Maybe I should just be patient and save some money or this wouldn’t be such a bad idea ?

Hey BP, so i was listening to a podcast the other day, and im not sure if i misunderstood the conversation but i believe the guest said he used a first time home buyer grant? im not sure if that is even the name for it lol but does anyone know what im talking about ? If so have you used it? How can you get access to it? or is that just in some states, it would be great if anyone can give me info on this topic!

Hey  BP family, so i know you dont need your real estate license to be a real estate investor however getting it wouldnt hurt etthier. I just finised my real estate state exam  in NJ and now i have to make a decision where to hang my license. So far im down to 3 brokerages. Keller williams, Provdient legacy (small brokerage), and Remax. Im having trouble on what i should do,  i just wanted to see what you guys  have to say if you were in my position when you first started. im looking to do this for the long run and the money i make as an agent will go to my investment properties.  what are some key points you guys look for when choosing a brokerrage, or when you chose yours,  your advice will be highly appreciated.

Hey BP, so I got my eyes on this property around the block from my house,  this morning i went and  knocked on the door but no answer, the house had a for sale sign from a real estate company but when i called the number they told me it was expired and that it is not listed with them anymore, they also  told me the owner wanted 399k for the two family house, this guy might be crazy. 

Keep in mind that this house's ARV is not even close to that. the comps on the block aren't even close to that number and this baby needs work! it basically needs everything done. I'm sure the owner wants to sell but i haven't directly spoken to him.

 the location is great, has a huge yard and the neighborhood is golden, my question is when I finally speak  to the owner what questions should i ask him, so I get the best information and not offend him when giving him an offer.

Hey guys, so I recently met a few investors who were willing to fund my first deal, I’m most likely going to do all the work and there just going to provide the capital, some told me they would fund my deal and go 50/50 on the profits.

This would be my first time ever borrowing a large amount of money so I wanted to ask you guys what are some good terms on hard money? What numbers should I be looking for when borrowing this money?

I’m sure any investor who wants to make money will lend me the capital for the deal. i just want to know whats a good deal for me and know the difference between getting taking advantage of and a good deal. Also most of these investors are first time investors meaning this would be their first deal.

Your advice will be highly appreciated
