I was just told by a friend of mine there is no way I can be a serious investor because I have NO MONEY is this true????

I recently tried to get a hard money loan for a property I found. She told me that they can loan me 65% of the purchase price. What, why, not of the market value. It also goes into escrow and to the seller. What I want it for repairs and re-investments. Newbie getting his feet wet.
