Post: Delaying payment of referral commissions to a FUTURE agent

This may be a really dumb question....but I have a few new agents completing their licensing exams at the moment and I'd like to pay them for their referrals.

Problem is that the closings are in 2-weeks & they won't have their licenses activated in time...

Anyone find themselves in this quandary in the past? Thanks for the guidance in advance!

Great insight!

What's stopping "Zamazon" (i like it!!) from doing just that? Eliminating the MLS? I'd start thinking seriously about what will happen when it's no longer the go to resource.

In an economy where the consumer is finally in the drivers seat, I don’t agree with those who think we as licensed professionals are this almighty power. That’s the easy fall-back for those that rely on old school beliefs that things are going to stay the same forever and don’t want to put any thought leadership into how we can inspire change in an industry that is about to see a complete reorg.

Even on the brokerage side of things...Realogy needed this. Not sure if your markets are experiencing the same, but here in the Twin Cities, brick and mortar locations are consolidating rapidly.

With the way in which people buy/sell items, what’s the purpose of a physical office anymore? The traditional franchise model is in trouble.

We own a few units in a 6 unit condo building. The opportunity to purchase 2 more just came up (bringing us to 4 out of the 6)and so we are nearing our goal of owning the entire building.

I’m now curious how we go about getting rid of the association and the management company that is running the show. I’m not really sure I understand the associations value if we could just bring it in-house down the road.

Would love your thoughts on how we should move forward if anyone has taken this approach in the past!

Realogy needed this. Their stock has been in a free fall.

What’s stopping amazon from bringing the on demand experience to home buyers who may be interested in their Realogy brokered listings?

If Amazon acquires a syndication website like Zillow....the whole industry changes in my opinion.

We kind of stumbled our way into buying a 2nd unit in a 6 unit building which is currently managed by an association.

I’ve already notified the other owners in the building that I would be interested in their units should they want to sell and avoid Realtor costs.

What else could I do without coming off as too salesy?

In your opinion, Is this is a wise route to go down? Or, should we sell and shift the dollars into a duplex/triplex nearby?

My thoughts are that I could eventually own a great building for well under market value, but want to hear your thoughts!

What does the process look like in terms of phasing out the association that manages the building?
