We are looking to sell our restaurant business & besides the "normal" listing websites, I'm curious how we might be able to attract more potential buyers? We have exhausted any commercial real estate & bizbuysell routes. So I'm curious what other forums are out there so we are networking with the right people.

I know it's not the most ideal time to sell, but desperate times on our end. Thanks for any help in advance.

Thanks! We are likely bringing someone aboard whereby we are paying for all of their upfront expenses & they will reimburse the team via their first few transactions. I am trying to figure out the best way to have this agreement written up just in case they decide to call it quits before every transacting any deals.

Anyone know what it costs for someone to actually get their license in the state of MN?

Talking from online classes (which I believe = $750) to the state exams etc...

Trying to simplify things for a few new folks considering joining the industry!

Thanks!

With all the fear that is out there & talks about a recession I'm curious what the BP communities thoughts are on this topic.

Supply being so low has really inflated the pricing in our market (Twin Cities) so do we sell & capitalize on the profits? We'll pay for it on a subsequent purchase, but demand for 1-4 unit buildings is insane.

Or, do we wait this out & simply refinance?

It's a broad question but curious about trade offs between both options.

What would you do? Both as an owner/non owner occupant?

@Ronald Rohde we do not own the RE, we are simply helping the current owner find a buyer (or possibly a new tenant) for the building. We know we can't service every industry, which is why we are on the hunt for specialists!

@Joel Owens businesses produce annual rev between $5MM-$25MM so the deal size is pretty sizable....I guess that's all relative though :-)

Types of properties vary! Right now we have a restaurant business in Eau Claire, WI, a printing business (w/office space) in Brooklyn Park, MN & a Boating Company in Brainerd, MN!

I've review LoopNet & Crexi but have heard from folks that those are typically the last resort for potential buyers, right?

Our team assists local business owners with their exit strategies (annual rev ranging from $5mm-$25mm).

Company Website: https://www.paradisecapital.biz/

We are looking for licensees in new markets around the country (think Business Coaches, Financial Planners etc...those who are already helping business owners). The EXIT is a natural fit for their "toolkit" & that's where we come in!

We are also in need of Commercial Agents to pair with these new licensees as well to field the opportunities generated in their discussions with their business owners.

To-date we have licensees in Oregon, Wisconsin, Minnesota & SouthernCA that all need Commercial partners.

If interested, please review our website & reach out via email to: [email protected]

Hey BP Community!

I am hoping for some guidance on the fundamentals of Commercial RE. What tools, resources, subscriptions are critical for a newbie to succeed? Biggest need is on valuation methods/tactics, but we ultimately want to develop a playbook for new partners to plug into!

Sky is the limit!!

Thanks for the guidance/support in advance everyone.
