@Kim Huynh. I am not sure on how your lease is set up, but on ours we can issue a warning to the tenant saying that they are disturbing the other tenants. 3 warnings results in a 30 day notice

If the person being threatened would file a police report, you could give one warning and follow up with 30 day notice on the second notice.

@Osazee Edebiri I guess that it would depend on the measurement of performance. If you are looking at cash flow, which is my measurement, then Detroit is the best in the country right now at a 2.2% rent to purchase price of the property.

@Anne Wang what does the lease say? Our allows entrance to the property with 24 hour notice. It's their problem if they are not there.

BTW perfectly legal in Michigan.

@Dave Halevi are you looking for short term funding? We used Corevest for our short term on an 11 unit in MI. We then used FACo for the refi into longer term

@Danielle Forbes. Not sure exactly what you're looking for. We invest more downriver where the rents are 1.75% of ARV. That way we end up closer to 1.2% after stabilizing the property.

We do multi-family as the 2 or more rents give us the security of getting rent every month.

@Rachael Renee Beissel. We acquired our properties via a portfolio loan. The lending company, Corevest, required that the properties be held by an LLC. So in our case it was a necessity.

@Juwane D Brown. Sorry I missed the 6 units. We used FACo for our commercial loan. They were fairly efficient in getting it together. Their website is www.financeofamerica.com.
