@Harry Dhaliwal I would think that you would look in another state. We have sold several of our properties to CA residents because they wanted a better return for their dollar. We are in Michigan. Here is an example:

Duplex in Lincoln Park MI, $2100 market rent - $94,009.

@Bill Ward When You wrote the lease, did you know the tenant worked from home? If so, there should have been a clause that says that repairs will be done with 24 hour notice. In that way you just tell the tenant repairs are necessary and sorry but they are being done.

@Damian Callaghan If you know the right places you can get 1.25 - 2%. There are places in my market, Detroit where that is possible. If onyerested, reach out.

@Jacques Villars. You can find those here in Michigan. We have several properties that we are at 3.

@Kevin Sobilo. This one is an easy fix. Just put in the lease that electronic communication -text- is allowed. Make sure the tenant answers at least one text. Then they can't say they didn't get it.

And we almost never show an occupied unit.

@Michael Figueroa. Michigan, especially downriver Detroit/Wayne County area. Rents are on the rise and property is still relatively I expensive.

@Ricardo R. Well, after my experiences with property managers, I would always require right of refusal of ANY tenant.

A past PM put in a professional bad tenant. Did big damage and had to be evicted. I found out from a simple court search the tenant had several evictions. When I asked about this, the PM said that the evictions didn't come up.

Same PM tried to churn a tenant in a property that is next to the house we live in. A young couple, expecting their first child when their landlord said that their lease would not be renewed. The PM asked us to show the property to their client, which we did. They moved in. After a year the new mom came to us in tears. She was asking why we didn't want to renew their lease. First we heard of it.

They stayed 2 more years before buying a house.

We don't use them anymore.

@Ricardo R. The PM was not licensed. If in Michigan like we are, the owner needs to do all screenings and signing of leases. We are in the same situation and our PM gives us all leads and signed applications.

We have an 8 unit apartment building. Although we have owned it for 4 years, we just realized that the bathroom and kitchen fans don't vent outside the building. They vent under the roof.

We are in the Detroit MI area. Should we be concerned with moisture and mold because of this? Could the roof be damaged?
