Hello All!  Have a buddy that is looking to jump into a mixed use rental in Ocean City, MD.  He wants to rent it out seasonally and have it for personal use in the off-season.  Has anyone had success with a specific property manager in OCMD?

Any info provided would be greatly appreciated.

@James Masotti,@Account Closed - I am looking at a property, but the bathroom is small, really small.  The toilet has about a 5-6" clearance in front of it before it hits the tub (see pic below, it looks better than it actually is... and don't mind the awesome colored tile).  I can't find specific language regarding what Wilmington would require in a rental, just information about Wilmington Affordable Housing.  I tried calling Wilmington and that went about as well as you could expect.  Do you guys have any information regarding if it would pass a rental inspection or what the requirement is?

Any information you are willing to share would be greatly appreciated.

I have Googled "recent home sales on X street" to get some recently sold addresses.  Then I put them in the parcel search for New Castle County to get the recently sold price.  New Castle County Parcel Search also gives you recently sold houses in the area.  I don't believe they are always good comps, but you could look into each address individually, sometimes there are a handful of good ones.

@James Masotti, it’s both the first and second floors and it is in two houses on opposite sides of the street.  Both sloping the same direction as the street.

Looking at a couple houses in Wilmington and two of them are on a street that has a pretty decent incline to it.  The floors in both houses (opposite sides of the street) are sloping just like the street.  Foundations look fine.  Has anyone ran into this?  Or know if this is a serious concern or a normal issue on the incline/decline streets of Wilmington?
