@Teri S. Thanks for the response. Yes- I mis-spoke... the house is currently occupied by section 8 tenants, so the current landlord accepts the vouchers. It seems like there is no real difference between section 8 tenants and any other. Anyone can be a bad tenant, but I like the fact that the houses are inspected routinely.

Thanks @Chris Mason.  The area is Wilmington, Delaware.  Housing Authority is the Wilmington Housing Authority https://whadelaware.org/ .  I will reach out to a few people that are more local for additional information.

Hello All!  My wife and I are considering purchasing a home, maybe a few, that have Section 8 Tenants in them.  The homes themselves look like they are in great shape, and the prices are good.  I don't know much about Section 8 except that the government assists with the rental, so what are some things I should be looking out for?  What are some things that make these a bad investment?  Any opinions are greatly appreciated.

@Corby Goade, thanks.  The money can potentially be good, but for what would end up being a first time flip, I am not sure I trust the occupant not to do something that would have a big negative impact on the home.

@Mitch Messer, thank you for that.  That is the way I was leaning, and with being new to this I am not sure I want to deal with an irate former owner.

There is a foreclosure that is about to go to Sheriff Sale, our realtor thinks we may be able to work something out with the bank/law office to purchase prior to the sale, but the house is still owner-occupied.  Being new to real estate investing, I am trying to figure out if this is worth the headache or if this has a high likelihood of turning out badly.  

Any opinion would be greatly appreciated.
