@Russell Brazil I had thought of that but I don't think it's currently priced as a good deal. I also know the seller so I think they would consider our offer first.

The more I research about due diligence, the less qualified I feel to carry it out. Is there a person I can hire to do this. What would I call that role so I could Google it and find someone to help me?

We're about to buy a house as a primary residence. I have six kids and we won't have time to rehab before we move in so it can't be a BRRRR. We'll probably do laminate floors and paint after we move in because those are easy.

That being said, we live in Boise, we probably won't get a "deal." It has to be livable and we'll need to buy it quickly. I know that's no ideal but if this was your situation, what would you look for? This is a buy and hold, we'll keep it for a long time. We'll probably move to the house we really want in 2-4 years.

We live in a huge house that would make a poor rental. We were living here with my parents and they finally moved out and I really don't want to manage two families in a 3,700 sqft house. I emailed our CPA to ask about tax implications though!

We're about to downsize from a large house to a small house. We will probably net out $100k after putting a 20% down on the new house, which will eventually be a single-family rental. 

If you were starting out with $100k with no experience, where would you start? We are avid readers, eager networkers, and hard workers! Looking for advice, not a mentor. Just a quick "don't look in Boise, it's too hot, try a smaller area" or "read these books!"
