Buying a house for yourself, no time to rehab. Thoughts?

We're about to buy a house as a primary residence. I have six kids and we won't have time to rehab before we move in so it can't be a BRRRR. We'll probably do laminate floors and paint after we move in because those are easy.

That being said, we live in Boise, we probably won't get a "deal." It has to be livable and we'll need to buy it quickly. I know that's no ideal but if this was your situation, what would you look for? This is a buy and hold, we'll keep it for a long time. We'll probably move to the house we really want in 2-4 years.
