@Brooke Roeder I have been successful at avoiding tenant lease fees (commissions). In Texas if you act as a property manager for hire and are not a licensed agent you are not able to charge separate lease fees.

@Mohammad Khan what you should be more worried about is not the symptom of foundation issues but the root case. Water getting under the foundation is the primary root cause in most foundation issues. If you see sloping that would create water pooling near the structure or flowing toward as opposed to away from the structure you will need to fix that to avoid future symptoms.

@Dimple Gajra no one has a crystal ball and part of the risk we take as investors is market timing. That said, it is clearly a sellers market so chances are better than not that at some point we see a buyers market come back into play. If you buy right (discounted, off market properties), it does not matter how you end up timing the market. If are only willing to wait for a buyers market to appear you run the risk of not getting in the game at all.

Seems like rents are really starting to pick up recently so maybe we are in a bit of a catchup phase with respect to rent/price ratios.

I recently saw this ABJ article and your comment about Austin's population growth reminded me of it. I have also heard the 100/day figure thrown out a TON by so many in Austin, it seems the real growth numbers for the last 10 years are closer to half that.   https://www.bizjournals.com/au...


Wonder what will happen if the fed is forced to increase interest rates dramatically to curb off effects of inflation. Curious to know what the secondary exit strategy is on your investment if the STR path doesn't work out (local regulatory changes, market softness, etc.).

@Kady DeWeese have you considered selling on owner finance terms? There is a tax deferral component to that exit strategy as well so may accomplish many of your goals at same time.
