House Hack in Austin

I am Planning to house hack in Austin and my timeline is 4-5 months. One of the online surveys says that the house might not get any appreciation after 2022 and home prices may decline in the 2022-2027 time period in the area of Travis county. Is it still a good time to buy in Austin (Travis County) area? The main goal of my investment is getting appreciation.
