@Courtlan Ross what area is the property located? Contractors in south Austin don’t like working north and vice versa.

Supply and demand...more demand less supply. Houston also has more demand but has more supply.

Austin is also very fast growing, as in more demand, limited supply. That's more likely the reason for the rapid rise, not the laws.

@Marvin Bobb Venmo. I set up an account separate from my personal account and even used my company logo. I also use it as a way to remind my tenants to change their air filters every month to keep their electric bill low 😉 by commenting on their transfer.

The unintended consequence of the actions you mentioned create hyper inflationary pressures so might be worth hanging onto if you already have a fixed mortgage payment for long term. Simply adjust your vacancy allowance to reflect the additional risk. You should see rents grow at much higher rate than unregulated markets. I have used Barton Creek Lending several times and they are great. Certainly negotiate and get other quotes from others like Better.com and online brokers from Bankrate.com. I am closing on a primary residence refi tomorrow with Better.com that cost me nothing at 2.5%...get that cheap $ while it lasts.
