I'm going to have to second what @Mike Dymski stated.  Investing in yourself (outside of formal education) is the best investment.  Most schools and degrees are focused on being an employee for someone else's dream.  The returns I get from real estate are in the double and triple digits (when annualized) so that beats the stock market.  However the best real estate investment you'll ever do is still relatively finite.  Strategic, specialized knowledge coupled with personal and leadership development will pay the highest dividends over your lifetime (and possibly beyond).  It's recession proof, crash proof, the investment cannot be seized by the IRS, or foreclosed on and the returns can be scalable.  The main difference between Warren Buffet and the rest of us is the six inches of real estate between the ears.  Ignorance is expensive and what you don't know will hurt you.

Not yet on the market.  This is deal belongs to another investor in our network so I don't recall the estimated list price.  They will like go with a flat fee or discount agency.

@Brad P. I would get a HELOC with your primary (at least $20k) and sweep away the mortgage on both properties. Depending on your monthly income and expenses you could have both mortgages paid off in within ten years. Again, it depends.

I might sell the town home cause your cash on cash return in not great.  

So what do you really want?  If you want to keep working and be a part time mediocre investor then keep coasting along.  If you really want to be financially free within the next five years then go back to school and get into what we like to call an "intense apprenticeship phase".   

Find a local mentor or platform that has a solid track record and program.   Invest in yourself and quickly build a portfolio that takes other investors decades to build.
