Hey Y'all,

I'm a 21 year old realtor out of MA and I am looking to start my investment career this year. I have an investor that I am working with to finance the process but there just isn't inventory where I want to be. [Raynham, MA].. I know there is inventory, I drive past perfect properties every day, but just don't know the best approach to obtain them. I have called Town Halls to get information on several but sometimes the information just leads to a dead end.

I'm so curious because I just want to get the ball rolling. As they say, "Time is Money." I have the financing just no property. 

Another quick question.. Has anyone heard of getting leads of properties from attorneys?

thank you guys for all your input! As a new agent I love to get my facts and methods sorted out. I just would now like to know if any of you guys use Excel to prove that a property is worthy.. All I want to do is plug in the factors of HOUSE X and let excel calculate it for me and then BAM! HOUSE X will give you _ in return.. THANKS Y'ALL LET ME KNOW!!

I'm trying to find the best and easiest ways to calculate if a property is worth the investment. I have been looking at all these videos, webinars, and excel sheets. Im open to all ideas and tips y'all have for me! Thank you for your time!

Hey y'all,

Im a 21 year old realtor out of the South shore looking to make 2016 a HUGE year for me. I have several investors I'm working with and plan to add more to my contact list. Besides the point.. I have a question regarding properties that are being built around the South shore area. Whats the best advice you guys/gals can give me on the subject of me obtaining those builds as listings? I see land being torn down and properties being built but as a realtor I would love to slide in somewhere in that process to obtain that listing. Should I be pulling permits or information from the town hall or something?! Please help because I have a hand full of them that I'm looking at and want them as my OWN listing!!!!!

I just hopped into BP too. Im 21 and looking to do the same. I have my realtors license so Im hoping I can start to build my capital that way in order for me to begin my investing career. I believe you can still find some steals in a "dried" up market. I look forward to hearing how you make out!

Thank you so much man! This advice is awesome. I completely understand where you are coming from. So my next question is don't I have to have clients in order to figure out what area I want to go into? You know, syphon out what I like and what I didn't like?

Hey Ya'll,

 Im a young realtor working with Keller Williams. I have been told to be a well rounded individual within the real estate market. When I say well rounded I mean: Investment properties, residential, foreclosures, commercial, referrals etc. I guess I'm just trying to gain information, any information, that can help a young ambitious realtor. 

 My main point for this discussion is to get more information from the community here at BiggerPockets. I want to know the best places to do research, what to look for, and what to know (In regards to Investment properties). I have a 5 year plan that I will be updating every year in order to stay on track. I want to get my first Investment property under my belt this year so any advice from anyone is good advice!!
