How to Obtain possible investment Properties?

Hey Y'all,

I'm a 21 year old realtor out of MA and I am looking to start my investment career this year. I have an investor that I am working with to finance the process but there just isn't inventory where I want to be. [Raynham, MA].. I know there is inventory, I drive past perfect properties every day, but just don't know the best approach to obtain them. I have called Town Halls to get information on several but sometimes the information just leads to a dead end.

I'm so curious because I just want to get the ball rolling. As they say, "Time is Money." I have the financing just no property. 

Another quick question.. Has anyone heard of getting leads of properties from attorneys?
