@Adrian Mills Welcome to BP. Lots of great REI meetups in the area and many are having free meetings this week. Great chance to network and learn! Also check out the Maryland Investors Network Facebook group.

@Dragi Tonev  Joe Norman is a local real.estate agent who also does investing himself. He is active here on BP.  He recommended Jason Setty as an investor-friendly attorney and title company.  I would try to hook up with both of them.

@Matt Cognetti. I've heard good things about REI Attorney Jason Setty.

He also does Title work.

(I haven't personally used him yet)

@Christopher Baldwin On the main Forum page, you should see a magnifying glass in the upper left corner of the page. Right next to the BP logo. That's the Search function.

At least that's how it works from my phone.

@Michael Doherty I love this. Exactly what I want to be doing. Great, detailed post. Thank you. I read it several times and am going to print it out for inspiration.

When you approached the HML, how much did they require you to have in reserves? I know you needed 10% of the purchase & 10% of the rehab, plus closing. I'm assuming they paid the rehab out on a draw schedule.

Who did you find to GC the rehab? Or did you do that yourself?

@Lawrence A. Kovacs III. Awesome goals.

I'm up for a fall, fire pit evening talking REI with some adult beverages. Great idea! I'll PM you.
