I've has no problems filling in apartments.  Have to turn down many. Thats why I entered min of 3%.

Why would I include 10% management if I am doing all that myself?

Post: Yearly Lease vs Month to Month?

I have an inherited tenant whose 1 year lease is ending from previous landlord.  Do I have the option now to offer a month to month (tenant at will) lease or do I have to carry the existing 1 year lease terms? (but with rent increase of course)

Is it in landlords best interest to have a lease vs a tenant at will agreement?  I am not 100% pleased with tenant but they do pay the rent.  I am leaning toward month to month to keep my options open just in case I want to evict..  Does this make sense?

Being a fairly new investor in multi families in the Massachusetts area and having bought through the MLS system using an agent, I find it much harder now in finding good deals. Everything in the MLS seems overly priced and seems to get sold fairly quickly. So I need to find another way to find deals to buy low and hold on. Where should I be looking for opportunities?

I have an inherited apartment lease in Massachusetts expiring at end of May. I want to notify tenants at least 2 months prior to expiration that I plan on increasing rent as the new owner and with a new lease. This way they can have time to look for another place if they decide not to stay. Are there other steps I should take to protect myself here?

I purchased a 3 family investment property in my name with a Freddie Mac (FHLMC) loan.

I asked the mortgage co if I am allowed to transfer the mortgage note into an LLC I want to create for the property and they said NO.

Apparently, "Freddie Mac (FHLMC) does not allow for a property to be transferred to an un-natural person", is what they said.

So I do not want get rid of this nice 30 year, low monthly payment FHLMC loan to put property in LLC.

Or should I? Is it more important to have a property in an LLC or have a cashflow friendly bank note?

How does one prove they have worked the 700 hours or so needed to be considered a Real Estate Professional as far as taxes go?

Can anyone declare this if they put in they hours?  Just wondering if it is an option for me and is it just a matter of checking off a box on your tax returns?

I have a 3 family and keep getting calls from tenants about their bathroom not getting water when its really cold out. All the bath pipes are in the outside walls and freeze.

i am the new landlord. Previous one did a lousy job with the bathroom pipes. How can I lesson frozen pipes without tearing down the bath rooms when there are tenants living there?
