Well the think is I was presented with an offer.  I don't have it listed and if I can get the price I need I will sell.  I had no intention of selling but if someone comes to me with an offer that will make me walk away from property, I will.

So can I can I sell the property alone (without selling agent) if buyer agrees on price with above scenario?

I realize we need a lawyer for closing but want to get all other documentation processes correct if I do it alone to save on agent fees.

I am thinking of selling a 3 family investment property.  Can I save commission by not using a Selling Agent or is it better to have one?

If I don't have one do I save or does buying agent profit more?

Post: Handyman issue - Paid but no work

I gave a $1500 deposit to a handyman to replace porches on a multi family.  Said he needed it to purchase lumber. That was October 17. Funny thing is he has done other work for me it the mean while(painting). Did good job then got paid. But for some reason he is stalling on starting the decks.  He either doesn't like the hard jobs, spent my money or who knows what. When I asked for money back he said he ordered the lumber for the job.  I asked him for the order slip and still have not seen anything.  Now would you have to pay up front if you placed a lumber order?

Here's the kicker.  He is my insurance client. I insure his personal and commercial autos. He has even sent me referrals.

So I am holding off on telling him where to go but am frustrated that the work is not complete and the weather is not getting any colder.  Would an attorney help?

I have hard wired smokes in my 3 family. 3 in the front hall and 3 in the rear. Just replaced all smokes with new batteries.  Got text @ 615am that smokes are going off. This happened 2 days in a row. Not sure if its from a tenant smoking or what. But when one goes off does that trigger the rest even if its on the other side of the house? I don't want to keep unplugging them and have a tenant report me for not having smokes plugged in. Could a faulty smoke trigger the rest?

I am starting to consider a property manager but this is how I am going to get an education on being a landlord, for now.

So whats the promo code?

@Jill F. I have been pretty good in my life so far to go with my gut.  Upon first walk thru of property when I was scouting the house, I felt good about all units except the one in question.  After finding out about the smoking, inviting others over to live, dogs pooping on hallway carpets (carpets to be replaced) and used up last months rent from previous owner, sellers agent now tells me (after the fact and sale) that this tenant reported previous owner to board of health because thats how she settles things.  So my trusting gut served her the 30 days.

Thanks @Douglas Snook As I mentioned, i gave them 30 day notice. If they leave at the end of November and they do not pay November rent, which most say will happen, should I be grateful they left but didn't pay rent?  I assume it is a lost cause if I try to get the November rent from them after the fact?  In the mean time I will ask for the rent on the first of the month and see what happens.

@Rich N. there were no deposits transferred for this tenant from previous landlord. That was like Sign #3 for me. I had a gut feeling from day of showing they would be a problem for me going forward. I realize too I may not get November rent but I am willing to cut my losses early on and start this project out my way. I have 2 other good family oriented tenants, going to make it three shortly.
