@Stephen Neto, 2 reasons

  1. The bank will include management when doing their underwriting. So you want to understand how they're assessing the deal.
  2. You want to be sure that the property still makes financial sense if you don't want to (or can't) self-manage in the future. If you get too busy to self-manage or, forbid, get injured/sick, you want to know the property is self-sufficient financially.
