Greetings, I am new to Real estate investing and currently reading a lot of books. I am now reading one by Larry Loftis about Investing in Duplexes, Triplets, and Quads. The author says to find a buyer-broker who splits his or her commission with the buyer. He goes into say not every market has this type of broker. I am wondering if Los Angeles does have this type of broker-broker. Can anyone tell me? i am hopIng LA does Thank you. Stephen

Haha!!  Yes, I agree with you about marrying in haste.  I am still figuring out what I want to do with my house.  Love the appreciation, but kind of tired of the neighborhood.  I suppose I could rent it for a year.  Tax Free and Tax deferred sounds very enticing.

I think if the house sold today it would be a gain of roughly $350,000 - $425,000.

Greetings Bigger Pockets friends...

I purchased my Los Angeles single family home in 2012 as an investment as the market was at a low and figured it was now or never to jump into the market. I have been living in the home since I purchase it as my sole residence.  The home has appreciated quite a bit and I I am now thinking about selling it.  

I was hoping to maybe put the money in a 1031 Exchange so that I can buy a triplex or quad.  But I am reading that I cannot do that with a home I have been living in.

Is there anyway around this?   Do I have to make it a rental property for a year or something first to be able to do this?

Any advice is greatly appreciated.

Thank you for your quick reply.  Much appreciated.  Because I am just practicing analyzing numbers on a multi family 2 unit income property. Any way of doing this without bothering a realtor?  Would I need to pull comps myself for similar properties?

Greetings,

I am very new to the REI world and trying to learn as much as I can so I can dive into the pool and swim. I am working with the BP calculator as I want to practice analyzing deals based on the information I have.

I get to the appraised property value and I am stuck.  When I look at the county assessor site this property was last appraised in 2013.  It has since been fully renovated.  It is an old property that was originally built in 1929, I believe.  I don't want to plug in the 2013 appraisal number since it would be way off.

Any thoughts on how I should proceed would be most appreciated.  Thank you in advance.

I now have a follow up question. I am looking to find out the County Appraised Value so I can plug it into the BP calculator.  The building has been fully renovated. Yet, the only appraisal I see is from 2013.  Is the normal?  Wouldn't the owner have it appraised again after a full renovation?
