Philly is a great place to invest with a lot of unique neighborhoods. First, you should figure out what kind of real estate you are looking for(sfr, mfr, apartments, land, office space, etc) then what kind of deals(flips, turnkey, wholesaling, brrrr, etc.)

Sfh in cobbs creek section of phila. Total rehab took 8 months(much longer than planned). total cash invested after refi - 10,418
COCROI - 32.63%

HELOC from primary residence

How did you add value to the deal?

Total rehab top to bottom

What was the outcome?

Refi to get most cash out and rented it out

how do you guys handle to ACH fee that used charged for rental payments?

Has anyone tried Avail? I currently use cozy and it has been okay for me but it is lacking a lot of features that would be nice to have like digital lease signing, state specific leases, among others
