Hi,

I am an investor looking to invest in the Cobbs Creek area of Philadelphia. Anyone have any experience renting, flipping, wholesaling in the area? Could you share experiences on tenants, ROI, etc.?

What other B/C neighborhoods of Philly are up and coming?

Hi, I invest in Cobb's Creek and Haddington.  

There are some good deals there but you gotta know your comps.  The value can change dramatically from block to block.

I have very good tenants in all of my rental.  Sometime it may take a while to find the right tenant but a lot depends on the quality of the rehab and block.
