Hello, @Anthony angotti I'm also A investor in the Pittsburgh, PA area nice to meet you . My focus  is mainly on the out skirts of Pittsburgh such as Mon valley , McKeesport , Duquesne , Turtle creek, Monrovile, and Penn hills . It's would be great to hear  input from another local on our market  . Looking forward to hearing  more .

Hello, a great area to invest in is PITTSBURGH and surrounding areas. The property value keeps increase as lots of new business and jobs are being created.  It's wonderful I see Pittsbugh as the next big investment city

Justin kovach , thank you for your story it is very similar to the situation im in now . When i first purchased in 2015 i was 22 thought it would be a great investment 5 bed 2 bath. Too me it was a diamond  in the rough needing plumbing , hvac , electric , wall and just about every thing else . The foundation is solid and its a great shell of a house . Before i invested in my first property i was under the belief  as soon as i own a property i would  qualify for all types of loans also i thought investors would just toss money my way. Now i know its not as easy . 

(property 1)

estimate repair cost  10k purchase price was 5k arv is 30k

(property 2)

estimate repair cost 3k purchase price $3500 with a 5k note the owner is carrying

expected project completion date 10/1/16. Monthly  cash flow will be $650

Hopefully once property 2 is occupied ill have extra cash to fund property 1 and eventually get it rented out as well. Getting a loan from family or friends is out of the picture, i found a local credit union that is willing to let me apply for a home equity loan but that is not guaranteed  and there is also a $300 fee . My goal is working on network with other investors , agents and lenders that can offer insight

When ever you Install the cheap carpet from home Depot, is it the indoor or door high traffic stuff? I'm looking to install some in my first rental property

Hello, I'm 23 years old started investing when I was 22 . The Pittsburgh  area and Mon-valley are my target investment areas. I currently  own  2 units neither is brining in cash flow yet 1 is almost tenant ready and the other is no were near tenant ready . It need's lots of improvement more than I thought when first purchased . The reason i purchased my first unit was because I wanted to feel like I accomplished something major and it was only $5000. Now it's just sitting vacant . What's should I do ? Thanks for any advise .
