Hello Bp members I am a very active wholesale investor in the western pennsylvania market. I have used multiple strategies to find motivated sellers my most effective way  was by using bandit signs which are greatly frowned up by local officials. Now that i have a couple deals under my belt  i would like to try other ways of marketing like direct mail . I have access to all the mailing list bankrupt , upsidedown , high equity , absentee owner and so forth through the realeflow software.  what i would like to know is what list are the most successful for you and what specifications work best for you . different things work for different areas i would just like to know what works best for you and maybe i can implicate it in my first direct mailing campaign . THANKS

Hello, I'm here in Pennsylvania also I am A cash buyer . There are many opportunities here in Pittsburgh if you plan on buy and holds in low income neighborhoods. You can snatched up a duplex for $10,000 remodel  and get great cash flow . Just depends on what your looking for .

Very great advice , Michael there is more I didn't post , he talks to all my workers and tells then the house is supposed to be torn down. Once I was there working he comes banging on my door yelling for me to move my car. I said I said OK no problem didn't want him wedged in . When I was showing house to a potential renter he did the same thing to the potential renter .I don't want to sound judgmental but you can tell what type of person he is . He is confrontational.  I'm new to the business  and really want things to work out for my tenant and future tenant. 

 Me personally  I never said anything to the guy, besides when he was acting out of the ordinary when he ask me to move my car. The neighborhood the house is in is pretty much a peace full neighborhood.  Lots of families and kids . Before i bought the house he used to let his kids play in my back yard since the yards are together. I thing he is mad he could not buy the house as plan ned. So he will be rude till he gets what he wants .
