I spoke with an out of country(Canada)investor and I wanted some advice on how to structure the partnership if I move forward. I live in Westfield a suburb of Indianapolis. Investor wants to flip homes here and has cash to do so. I have been in conversation with him on him putting up the money and myself managing the project. From finding the properties to meeting the inspector to managing the rehab. I basically have all the pieces in place as far as realtors to contractors. How would you structure this? What percentage of profits would you suggest? Thanks

Hannah Hammond another benefit of starting with smaller flips and holding your capital is the ability to create a flipping portfolio. You then will be more attractive to other partners for extra capital for much larger projects i.e., larger Multi family opportunities. Go get em!

Is it an annual interest rate of 10%? If you want to start flipping, get J Scott's book "the flipping book", you can get it on amazon or on BP. Best resource I've read on the subject. Although I have experience in residential construction, you can learn enough about the process through self education. You would have to flip multiple homes to make yourself good profits and pay your APR, but great business for capital. Multi family is a little bit more complicated than SFR'a but still very doable. Find a 4plex to start and run numbers.

@Jeb Brilliant he is a guy that owns Verity auto in Westfield, IN. Depending on what your plan is, I can pm you his contact info. Also if you haven't gotten information on what your options legally are through the police, I can pm oyu my agents info and you can directly ask him your options..great guy.

@Jeb Brilliant I believe thats about 30 min from me. Let me know what your plans are for the truck. I might have a guy that will grab it. My RE Agent is an Indy police sargent also, if you want I can inquire on what your legal actions are against the renter.
